Lower Hermosa, La Jolla Real Estate

The Lower Hermosa neighborhood of La Jolla is commonly referred to as "Olde La Jolla" since the area was developed in the 1920's and many of the homes have a "classic" feel to them.  Located just north of Bird Rock and south of Windnsea Beach, the Lower Hermosa homes are further away from The Village, but are highly sought after and offer some amazing beachfront properties.  Many of the residents have direct beach access from their homes and can go fishing or surfing in their "front yard."  Potential home buyers should note that these coastal homes have wet and dry beaches ("wet" beaches are covered by water during high tide), as well as rocks/cliffs, depending on where they're located.

These 260 residences start around $2M, with recent sales as high as $15M (median home price is around $3.5M).  On average, prices will be roughly 30% more expensive in Lower Hermosa than Upper Hermosa, which is just to the east, across La Jolla Blvd. The most notable street, Camino de la Costa, is commonly known as the "Street of Dreams" which runs parallel to the coast and has some of the most expensive homes in the area.
